Set in the center of a small village, nevertheless the property is conveniently placed to access the main Strada Provinciale 18, which offers a direct route to the cities of Modena and Reggio  Emilia (high speed train connecting the major Italian cities) or the golden sands and beaches of La Spezia and Cinque Terre, while the main center of the Apennines, Castelnovo ne’ Monti (10,000 inhabitants), is only 20 mins away.

The regional and administrative center of the mountain region, Castelnovo contains all the services and facilities of a large major town, such as hospital, shops, supermarkets, sports facilities and sport clubs, theatres and restaurants etc.

A thriving and bustling town, Castelnovo is ideally placed as a major tourist center, providing many historical, cultural and natural attractions.

  • Energy efficiency Bonus (known as Ecobonus)

Both bonuses attract a tax relief of 110% of the qualifying expenditure, and you can reduce your tax bill in 5 years; however, you can also trade it in to your contractor or bank institutions, reducing your renovation costs potentially to 0.

How does that work?


We estimate an average cost of renovation around € 150.000; this will generate a € 165.000 tax credit that you can trade in to your contractor (or your bank) reducing your invoice to 0.
